Home loan questions, answered simply

Here are the things buyers ask us most. Don't see yours? Tap the chat bubble or call us — no question is too small.

What's the difference between pre-qualification and pre-approval?

Pre-qualification is a quick first look at what you may be able to borrow, based on the basics you share. Pre-approval goes a step further, with documentation and a credit review, and carries more weight with sellers. We'll help you with both at the right time.

How much do I need for a down payment?

It depends on the program. Some conventional loans start as low as 3% down, FHA is typically lower, and VA and USDA can offer zero-down for eligible buyers. We'll show you the real options for your situation — not a one-size-fits-all number.

What credit score do I need to buy a home?

There's no single magic number — different programs have different guidelines, and your score is just one piece. If your credit isn't where you want it, we'll tell you honestly and help you build a plan.

Why use a broker instead of a big bank?

A bank can only offer its own products. As an independent broker team, we shop multiple lenders to fit your goals and explain the trade-offs clearly — so you're choosing from more than one menu.

Do you help self-employed buyers?

Absolutely. Business owners and buyers with less traditional income are some of our favorite clients. We dig into how you actually earn and look for a loan that fits.

When does refinancing make sense?

When it lowers your payment, shortens your term, swaps an adjustable rate for a fixed one, or puts your equity to good use — and the costs make sense over the time you'll stay. We'll run the numbers and tell you honestly if waiting is smarter.

Do you lend in Oklahoma too?

Yes. We're licensed in both Texas and Oklahoma and help families across the Dallas-Fort Worth metro and throughout Oklahoma.

What does it cost to work with you?

Every quote we give you lays out the rate, APR, points, and fees in writing before you commit — including how our compensation appears — so there are no surprises. Ask us and we'll walk through it line by line.

Still have a question?
